Conservation easement
The Land Trust can help you create a legal agreement to restrict the uses of your land to protect its conservation values. You can maintain ownership of your land, and even sell it or pass it on to heirs. An easement may also qualify as a tax-deductible charitable donation. Another type of easement applies to those inheriting property, and allows an easement to be put on inherited property prior to filing estate taxes. This can often save the heir a huge amount of taxes and conserve the land as well.

Note: Every landowner's financial situation is different, consult your legal and financial advisors for specific tax benefits.
